On the first floor there are 8 double and twin bedrooms, each with its own private bathroom and looking either onto the garden or onto the valley. On the mezzanine floor, there are two single rooms, each with bathroom and a large rustic salon with an exit to the 12x6m swimming pool. Ten metres from the villa, and still inside the grounds, the old lemon-house has been converted into two more double bedrooms, each with bathroom. In one wing of the villa are the kitchen and pantry. The furnishings are from the 19th century: sitting rooms with rugs, attractive cast-iron bedsteads, and a pianoforte. The swimming pool is in a panoramic position. The villa is equipped with TV, studio with books and local publications, upright piano, telephone/fax, stereo, two microwave ovens, two gas ovens, refrigerator, freezer, and an espresso coffee machine. La Palazzina lies south of Siena, in the valley called Val d'Orcia, between Pienza, San Quirico d'Orcia, Bagno Vignoni, and Montalcino. This area is noteworthy for its art, history, wine and cuisine; and is characterised by a hilly landscape, marked by rows of cypress trees, castellos, ancient churches and abbeys. It lies about halfway between Florence and Rome.
